Fourteen real reports, one for each situation people bring us. The register data is real for the date on each report; the people are made up, and the address, Eircode, RT numbers and search references are blacked out. The report you get carries them in full.

  • ·The register supports about €2,480 for this home; €2,800 is €320 a month above anything similar, and the report says what a tenant could argue.
  • ·Why market rent is allowed here: the tenant gave notice and left, so the cap from €1,650 does not apply.

The same Killiney apartment, tenant paying €2,100 for 14 months. The owner wants €2,300.

  • ·The most the rent may go to: €2,149, current rent plus 2.33% (the lower of 2% a year and inflation). The market figure of €2,550 is shown but does not apply.
  • ·What €2,300 would mean: €151 a month above the cap, open to challenge, and the sanction the RTB can impose.
  • ·The Notice of Rent Review filled in, Part F completed by the agent, with the calculator and register printouts to attach.

A 2-bed apartment in Ballinteer, Dublin 16. Previous rent €1,700; primary energy cut from 310 to 140 kWh/m² a year.

  • ·The energy test passed (a drop of 170, the law needs 150), so market rent applies: about €2,570 from the register.
  • ·What to keep as proof of the works and both BER certificates, in case the tenant asks the RTB to check.

  • ·The legal maximum is €1,605, so the notice is €95 a month over: how that is worked out, and the deadline to refer it.
