Notice of Rent Review: every field, every deadline

The RTB replaced its form on 14 September 2026. Seven pages, six parts, three comparable tenancies. Here is what goes where, and what makes the notice void.

Before you start: can you review at all?

Part A: tenancy details

Tenancy type (private or student accommodation), address on five lines, Eircode, the RT number of the tenancy, start date, floor area in square metres, BER, and whether the home is in a new or extended apartment development started after 10 June 2025 (those follow inflation only).

The floor area is the one recorded on the BER assessment. We take it from the SEAI register for your Eircode.

Part B: the new rent

Current rent and frequency, the date the last notice was served (or the tenancy start), the new rent and frequency, the date it takes effect (at least 90 days after service), and the date you sign and serve. Then three boxes: which rule applied (2% or inflation; inflation only; exemption), whether the RTB calculator printout is attached, and whether Part D is filled in.

The limit is the lower of CPI inflation since the rent was last set and 2% a year pro rata. Calculator.

Part C: three comparable dwellings

Section 19 is the landlord’s statement that the new rent is not above market rent, backed by three registered tenancies from the RTB Rent Register: RT number and rent for each. The criteria are written into the form: similar floor area, bedrooms, BER, and a comparable area. Our register search sorts by exactly those.

Part D: exemptions

Only if you claim an exemption from the cap: an extension of 25% or more of floor area, a BER improvement of at least 150 kWh/m²/year, three or more of five listed works, the end of a six-year tenancy cycle, or student accommodation after three years. Each needs documents. Most reviews leave Part D blank and tick “not applicable” in section 18.

Part E: documents attached

List them: calculator printout, comparables sheet, BER certificate, and anything for Part D.

Part F: who serves it

Landlord or authorised agent, names, postal address, Eircode, the declaration, name in block capitals, signature.

Questions

Can I just write a letter instead of the form?

No. Since 1 March 2026 a rent review notice must be in the form prescribed by the RTB. A plain letter, email or text is not a valid notice and the increase does not take effect. The completed form itself may be handed over, posted or sent by email (with a record of sending).

What if I forget to send the copy to the RTB?

The notice is invalid if a copy does not reach the RTB within 7 days of serving it. Since 14 September 2026 the RTB can also issue a fixed penalty notice. Do it the same day you serve the tenant.

Which three tenancies should I pick?

The form says: dwellings of similar size, type and character, by reference to floor area, number of bedrooms and BER, in a comparable area. Pick the closest matches, not the three most expensive rows. A tenant or an adjudicator can repeat the search.

Do I have to use the RTB calculator?

Section 17 asks you to confirm the RTB Rent Increase Calculator was used and its printout attached. Our figure is the same to the cent, but attach theirs.
