What you get

Information drawn from public sources (RTB Rent Register, CSO, SEAI) and documents prepared from your input: a report on the rent, the comparable tenancies and the calculation, and for landlords the official RTB notice form filled in. Where a tenant’s rent is above the rent pressure limit, the pack includes the RTB Calculation of Overpaid Rent worksheet filled in with the figures from the report, totalled to the day the pack was built. Packs are delivered online immediately after payment and remain available for six years, the period in which a rent can still be disputed. Should the service close before then, we email every pack as PDF to the address it was bought with at least 30 days beforehand.

Price

Each report costs €14.99, in euro, shown before you pay. Avlas Digital is not registered for VAT, so no VAT is added and none is shown on the invoice. Credit bundles are priced on the Billing page. Prices can change; a price you have already paid does not.

What it is not

Not legal advice and not a service of the RTB. You are responsible for checking the notice, signing it, serving it and meeting the deadlines. Where the report checks an exemption from your own figures (the substantial refurbishment tests, from the primary energy on your old and new BER certificates and the floor area before an extension), it applies the thresholds on the RTB form to what you typed; the accuracy of those figures, the works behind them and the declaration that they went beyond minimum standards are yours. Register data changes daily; the pack reflects the register at the time it was built.

Free launch period

Until 1 October 2026 the reports are free. You leave an email address, the report is prepared and a person checks it before it is sent, so it arrives within one to two working days; we may write back if something in your answers needs clarifying. One free report of each kind per home and email address. Nothing is charged and no card is taken. Everything else in these terms applies to a free report as it does to a paid one.

Refunds

If a figure in your pack is wrong because of an error on our side, we correct it or refund in full. The pack is digital content delivered the moment payment goes through, online and by email. At checkout you confirm that delivery starts at once and that you give up the 14-day right to cancel in return for that promise; that is the law’s condition for instant delivery, and it is why there is no cooling-off refund on a delivered pack. If the pack does not arrive or cannot be opened, tell us and we refund in full.

Complaints

Write to [email protected]. A person reads it and answers within two working days; a refund, when due, goes back to the card you paid with within ten days. If we cannot agree, the Small Claims procedure of the District Court covers consumer claims up to €2,000, and the Competition and Consumer Protection Commission (ccpc.ie) can advise.

Your account

An account is optional. You sign in with a code sent to your email; there is no password. Every pack bought under that email, before or after the account existed, appears in it. Keep your mailbox secure: anyone who can read your email can open your account. You can close the account and have its data deleted by emailing us.

Credits

Credits are bought in bundles and each pays for one Letting Price Report or one Rent Review Report, or one paid refresh of either. They do not cover tenant rent checks. Credits last 12 months from your latest bundle purchase; buying another bundle extends what is left to 12 months from that date. Expired credits are lost. Unused credits can be refunded within 14 days of the bundle purchase, in proportion to what remains; used credits cannot. Credits are personal to the account and cannot be transferred or exchanged for cash. Prices per credit may change; bundles already bought are unaffected.

Refreshing a report

Every paid report can be refreshed once, free of charge, at any time: the same answers are run again against the register and inflation figures of that day. Further refreshes cost one credit each. A refresh is a new report; the earlier one stays available and keeps its original figures.

Your branding on documents

Account holders with credits can put their own trading name, PSRA licence number and logo on reports and on the pre-filled RTB form. You confirm you are entitled to use that name and logo and that the licence number is valid. Data attributions to the RTB, CSO and SEAI stay on every document; they are a condition of the licences the data comes under. Documents issued under your branding are prepared by you for your client, and you are responsible for their content and for how they are used.

Review reminders

If you tick the reminder box when buying a report, we email you twice: 30 days before the next rent review notice can be served, and on the day. The dates are computed from the rent and date in that report, not from the RTB register. Check them yourself before serving anything.

Fair use

The free tools are for checking your own tenancy or property. Automated or bulk use is not allowed, and neither is reselling reports or credits outside the branding terms above. We may close an account used that way; packs already bought stay available.

Deadline reminders

On a report page you can tell us the date a notice was served or a tenancy started. We then email the address the report was bought with before the RTB copy and registration deadlines that follow from that date. The dates are arithmetic on what you typed; the deadlines in the Residential Tenancies Act are yours to meet whether or not a reminder arrives.

Liability

To the extent the law allows, our liability is limited to the price paid for the pack. Irish law applies.
