Reading the register is free: you see the verdict before you pay. The report adds the evidence, the RT numbers and, for landlords, the RTB form filled in. It stays online for 6 years and comes by email as PDF.
Every report is free until 1 October while we launch. Leave an email and a person checks it before it goes out.
Letting Price Report
What this home can let for, with the evidence
- ·Market rent for your home from the RTB Rent Register as a range: the figure all three cited records support and the figure one of them reaches, each recomputed for your floor area and BER
- ·How the figure was reached: the three records, the size and BER multipliers measured on local lettings, where it sits among every comparable home
- ·The RTB Notice of Rent Setting with the dwelling, rent, rule, three RT numbers and attachments already filled in
- ·The official RTB Rent Register printout for the search, your three comparables outlined
- ·Whether market rent is allowed for this letting, or the cap from the previous rent if it is not
Rent Review Report
The most you may charge a sitting tenant, with the evidence
- ·The cap from the current rent (2% a year or inflation, whichever is lower) and the earliest date a review is allowed
- ·Market rent for your home from the register: similar recent lettings recomputed for your floor area and BER, so you know whether the cap or the market is the binding limit
- ·The RTB Notice of Rent Review with the dwelling, rents, dates known so far, rule, three RT numbers and attachments filled in
- ·The official RTB Rent Increase Calculator printout and the Rent Register printout, the two attachments the form asks for
- ·Whether the tenancy shows as registered at this address
Rent Check Report
Is this rent above the market, with the proof
- ·Where the rent sits against every similar home let here when it was set: the test the law applies, with the median, the top of the range and your position
- ·Every comparable tenancy in a table with RT numbers anyone can check on rtb.ie, the three closest marked
- ·What follows: nothing to claim, an argument for the next review, or a case for a reduction and the amount paid above the range
- ·The exact words for the landlord and the RTB dispute type, or if you are still looking, what to ask before you sign
- ·If you have a rent increase notice: the legal maximum, the 90 days, the overpayment and your deadline, with the RTB calculator printout
For agents and landlords with several homes
Credit bundles
One credit pays for any report. Any bundle puts your trading name, PSRA licence number and logo on the reports and on the prefilled RTB form. Credits last 12 months from your latest purchase; buying another bundle extends what is left.
Bundles open after 1 October. Unused credits can be refunded within 14 days of purchase; used credits cannot. Invoices come from Stripe with your company name and VAT number if you enter them. Full terms on the Terms page.
Questions
Is there a subscription?
No. You pay per report, or buy a bundle of credits that lasts 12 months from your latest purchase.
What if a figure in the report is wrong?
If it is wrong because of an error on our side, we correct it or refund in full. The report shows every register record it used, so you can check it yourself.
Can I refresh a report later?
Yes. Every paid report can be refreshed once for free: the same answers against the register and inflation figures of that day. Further refreshes cost one credit.
Do you add VAT?
No. We are not registered for VAT, so none is added and none shows on the invoice.
